How to Inspect a Roof in Norden, CA; Check Flashing for Rust, Damaged Shingles, Cracked Rubber Boot & More

There are some basic inspection tips a homeowner should know so they can determine if their roof is in need of a professional inspection or repair. Nickerson Roofing will share the homeowner roof inspection checklist to help you know what you should look for when inspecting your roof for damages.

Homeowner’s Roof Inspection Checklist

– Look for cracked caulking or rust spots on the roofs flashing. The rust could mean constant exposure to water. If there are any cracks in the caulking it could potentially let water in and damage the roofing materials.
– Inspect the shingles for any buckling, curling or blistering. You will also want to look for any missing or broken shingles, regardless of material. Roofing tiles are the outer layer that protects and shields your home from the outdoor elements. Cracked and broken roof tile needs to be replaced as soon as possible.
– The boot is a rubber ring that surrounds the ventilation pipe. Check to see if the rubber looks dried and/or full of cracks. Cracks in the boot will allow the water from rain or snow to seep into the cracks and damage your roof and cause leaks. This is a quick fix, but you still need to pay attention to the rubber surrounding the ventilation pipe.
– If you see a large mass of moss of lichen underneath the shingles or roofing tile, this could be a sign of decay. If there is a large amount of trapped moisture, it will decay your roof’s tile and the materials underneath. This malady will lead to expensive repairs.
– When cleaning your gutter systems should you notice discolored grit from asphalt tile this is a bad sign. The tile will break down due to ultra violet damage from the sun. Once the sun has disintegrated the tile to the point that it begins to break down, it means it is time to replace the entire roof’s tile. This happens with age and will occur in older houses.

How to Know When to Repair or Replace a Roof

Shingles and roofing tile can be replaced if damaged or cracked. If the shingle or tile have been left unrepaired the damage underneath could become expensive to repair. That is why it is best to replace shingles or tile as they crack, fall off, or break.

How to Prevent Roof Leaks in Heavy Rain etc

Many roof leaks happen around ventilation pipes and roof top HVAC units. Inspecting the sealer or that rubber ring and replacing it or resealing it with caulking glue will prevent many roofing leaks. It might take some time for the leak to reveal itself. At that point there might be some major water damage to the roof’s framing, insulation, and even ceiling damage. Long exposure to moisture will weaken the roof’s structure and mold may begin to grow and create health problems as well.
