Roof Spring Inspection Checklist

The winter months can do a number on your roof. This is why it is so important for homeowners to have a roof inspection done in the spring. It can help uncover damage that needs to be addressed to keep your home protected from the elements. Here are some of the key points that should be part of a spring roof inspection:
– Clean Gutters & Downspouts: It is vital to check your gutters and downspouts for debris in them. If they are filled with debris, they must be cleaned out so that you don’t experience issues with water damage on your roof or foundation. Cleaning out the gutters on your own is a big job. You may want to turn to a professional to help you get them cleaned out if your gutters aren’t accessible.
– Shingle Inspection: Your shingles might have sustained some damage during the winter as well. You should be looking for shingles that are missing, curled or stained with algae. If you’re missing a bunch of shingles, you will definitely need to have them replaced. Depending on the severity of the shingle damage, a roof replacement might be in order.
– Inspect Flashing: The most vulnerable points on your roof are the areas where flashing is. This will include chimneys, vents, and valleys in the roof. If you are attempting to inspect your roof yourself, you might want to consider using binoculars from the ground to inspect the flashing as walking on the roof can cause the flashing to become loose.
– Check for Mold: Part of making sure your roof is okay is to check the attic as well. If there are mold and mildew issues, this is where you’ll likely see it. Moist air often gets trapped in the attic and mold starts to grow.
– Look for Staining: You might also notice that there is some staining on your roof. This is usually caused by algae. It is often an issue after the winter because of the wet, cool conditions that allows algae and mold to thrive. Cleaning your roof is a good idea if you see streaky staining on it.
